What fascias and soffits do

The fascia is the board along the edge of your roof that your guttering is fixed to. The soffit is the board underneath it, closing off the gap between the fascia and the wall. Together they keep rain, birds and insects out of the roof space, and vented soffits let the loft breathe so condensation doesn't build up.

Most older homes in Hinckley and the surrounding towns were built with painted timber fascias and soffits. Once the paint fails, water gets into the wood, and rot usually starts behind the gutter brackets, where you can't see it from the ground.

Why we remove the old timber instead of covering it

A cheaper way of doing roofline is "capping": fitting thin uPVC boards over the existing timber. It looks new on the day, but any rot is still there underneath and keeps spreading.

We don't do that. We strip the old fascias and soffits off completely, check the rafter ends and repair any that need it, then fit full-thickness uPVC replacement boards. It's the reason so many of our reviews say the job was done properly.

How a typical job runs

  1. Free visit and quote. James comes out, looks at the whole roofline and gives you a clear written price.
  2. Access. We set up the scaffold or towers needed to work safely.
  3. Strip out. Old guttering, fascias, soffits and bargeboards come off.
  4. Fit. New uPVC fascias, vented soffits, bargeboards and dry verge where needed, then new guttering and downpipes.
  5. Clear up. Every bit of old timber and waste goes with us, every day.

Colours and finishes

As well as white, we fit grey, black, brown and woodgrain finishes, so you can match your windows and doors or give an older house a more traditional look.

What affects the price

Every house is different, so we quote each job individually rather than publishing a price list. The main things that change the cost are the length of roofline, the number of storeys and gables, how much access equipment is needed, and how much of the timber behind the boards needs repairing. Do you take the old timber off or fit over it?

We take it off. We completely remove old timber fascias and soffits rather than capping over them, so there's no hidden rot left behind.

How long do uPVC fascias and soffits last?

Good quality uPVC roofline lasts for decades with nothing more than an occasional wash. It won't rot and never needs painting.

Is there a guarantee?

Yes. Our roofline installations come with a 10-year guarantee.

How long does it take to replace the roofline on a house?

It depends on the size of the house and what we find under the old boards. Most homes take a day or two, and we'll give you a realistic timescale with your quote.

Do I need planning permission to replace fascias and soffits?

Like-for-like roofline replacement doesn't normally need planning permission. If your home is listed or in a conservation area, check with your council first and we'll suggest finishes that suit.

Can you do the guttering at the same time?

Yes, and it usually makes sense. The guttering has to come down to replace the fascias anyway, so most customers have new guttering and downpipes fitted in the same visit.
